El Segundo, CA

SERVICE LINE: Snyder Langston

Snyder Langston constructed office support facilities totaling 560,000 s.f. Facilities include underfloor HVAC throughout. In addition to 400,000 s.f. of open and private office space, the complex has courtroom facilities, an officers club, a conference center, a command post and secure communications facilities. The project on a 41-acre site also includes a separate 17,000 s.f. child development center. Supporting the Air Force in their acquisition of space and missile systems from Los Angeles based defense contractors, the public-private partnership included the exchange of excess Los Angeles Air Force Base land in El Segundo, Hawthorne and Sun Valley and is to be transformed into residential use for the new facilities.

Due to the price increase of concrete, Snyder Langston redesigned the foundations for the building pads. Concrete was switched out for Geopiers, a cost-effective solution to foundation support on soft soil sites, which significantly reduced the budget and allowed the project to proceed on schedule. Some other areas Snyder Langston was able to add value to the project include: early purchase of the exterior skin system, the use of Vacolite on elevated decks, the use of stone columns to improve soils bearing that decreased footing size and the simplification of site design (substituted landscape for hardscape).
