SERVICE LINE: Snyder Langston

Phase I included the land purchase and construction of a 250,000 s.f. industrial manufacturing building. Snyder Langston provided Clark Manufacturing Cost of Occupancy Analysis and investigated multiple cities which could meet their requirements for a new manufacturing facility for Sundance Spas. After 12 months of negotiations, Snyder Langston helped Clark purchase 80 acres of land in South Riverside County. Snyder Langston, with the help of Riverside County EDA, negotiated the purchase of the property. Six months of extensive title review and due diligence was required to analyze the risk associated with the purchase.

Upon purchase of the project, Snyder Langston helped Clark hired the appropriate consultants (Soils and Civil Engineers, Architects, etc.), to prepare the preliminary documents for the entitlement review and approvals.

Phases II and III consisted of a 272,000 s.f. office, manufacturing/ warehouse and distribution center on a 27-acre site. The project included mass grading, site improvements and the construction of two tilt-up, concrete buildings outfitted for future tenant improvements.
